Following are the requirements needed to obtain a resale/rental/lease CCO: 1. (a) A smoke detector must be placed on each level of the house in the area of all bedrooms. (Please test all batteries prior to the inspection.) 2. An address must be displayed on your building, mailbox, front door or over the garage doors for emergency vehicles to locate your property. 3. If you have done any work on your property without receiving the required permits, you will not receive your CCO Certificate until permits have been applied for and approved for the illegal work done on your property. 4. Carbon Monoxide Detectors: Must be installed on each floor (same as smoke detector requirements). 5. Condition of unit must pass the minimum requirements of Fire, Building and Housing Codes. 6. No double key dead bolts on exit (front) door. Apartment entry doors shall be self closing. One smoke detector must be near each bedroom. If the attic is habitable, there should also be a smoke detector and carbon monoxide detector installed. Please make arrangements to have someone home to let the inspectors in.
Rental apartment must be vacant prior to inspection. Sale & Rental - gas and electric must be turned on as well. Sale & Rental - smoke detectors shall be installed in proper locations of the unit or dwelling (10 feet from entrance to bedroom(s) and on each landing). If electric smoke detectors are in need of repair, they must be repaired and cannot be replaced with battery type smoke detector. All apartments and homes must have approved carbon monoxide detectors. Rental apartments must be in habitable condition. Sale & Rental - electrical receptacles must be covered and no visible wires showing. Sale & Rental - plumbing fixtures shall be working properly with no leakage. Rental apartments ovens must be clean and in working order. Remove all extension cords. Rentals of residential one, two or multi-family dwellings: propane gas tanks are not permitted. Minimum 5 business days for reinspection should unit fail. NOTE: Reinspection fees as per Borough Ordinance: Carbon monoxide detectors must be installed by boiler room and outside bedrooms. In accordance with Borough Ordinance 85-9 subsection 22.8D, you are required to register with the Rent Leveling Board within 60 days of obtaining your CCO.
